How do you estimate the value of a plot of land in the Alpes-Maritimes?

Whether it is bought to build a house on or to sell on, the choice of a plot of land in the Alpes-Maritimes should always be subject to a valuation. This precaution ensures you buy at the best market price, while also taking the property's potential into account. Although various specialists can provide this information, there are nonetheless many ways of carrying out this task yourself. Wondering how to go about it? Here are the criteria to look at.

Check the buildable area

When setting out to buy land in the Alpes-Maritimes, it is important to know that its value is proportional to its buildable area. In some cases, it is not possible to build on the entire surface of a plot. This depends on the planning rules in force in the area. To find out how much of the plot can be used for construction, simply check the floor area ratio (coefficient d'occupation des sols). It is set out in the municipality's local urban plan (Plan local d'urbanisme) or land use plan (Plan d'occupation des sols). You will therefore need to ask to consult this document at the town hall to get a precise idea of this ratio.

Consider the characteristics of the plot in the 06

Several characteristics have a strong influence on the value of a plot of land. The most important of these criteria are:
  • The presence or proximity of connections to the gas and water networks, etc.;
  • The orientation of the plot and the view it offers (a view over fields, a plain or a river will be more attractive than one overlooking neighbouring buildings);
  • The proximity of features that lower its value, such as railway lines, a motorway or an airport. Even if such infrastructure does not exist yet, it is important to check that none is planned.

The location of the plot

The location of a plot plays a very important role in its value, which varies according to the municipality in which it lies. A plot in a farming area will therefore not have the same value as one in an urban centre where such properties are scarce. The position of a plot also takes into account the proximity of services such as schools, public transport and shops. This criterion matters because it makes daily life easier for the occupants of the house and helps them save money. Finally, the setting of the plot tells you about the quality of life in the area. Properties in residential developments or suburban neighbourhoods will therefore be more sought-after than those that are isolated or close to tower blocks.
